*UPDATE* - 104 Argyle Street - BEACONSFIELD VILLAGE
Last January, I posted this 4+1 bedroom, 7 bathroom house with a detached 2 car garage at 104 Argyle Street in Beaconsfield Village in Toronto.
It was a house that seemed controversial not just because of the price that was a bit…
But also because of the staging along with a few issues with the house itself.
Personally, I liked the house but I did agree that the staging was not right for the house and that it did feel a bit like an office. And the $6,600,000 price tag seemed REALLY high.
But then I did a bunch of math in comparison to the 4+1 bedroom, 5 bathroom semi with a detached 2 car garage on a 25.49 x 125 foot lot at 166 Lisgar Street…
It had been listed for $4,299,800 and sold in 1 day for $4,400,000.
If this house were listed at the same price/square foot, this house would actually be listed over $7,000,000 so was this price actually bananas?
Looks like it was because it never sold and eventually came on the market in September For Lease for $18,000/month. That was terminated.
The house is now back on the market for sale with much better staging to suit the house. And while others may not agree, I think it looks really good.
The asking price is now…
$5,490,000.
That’s a good drop.
*UPDATE*: Thanks to the reader below for reminding me that this house did close last year. A neighbour had sent me an email to let me know there was a sold sign on it but I never found out the price. According to the reader below, it did actually sell for $6.3. It’s now listed at $5.5. Hmm.
