PRICE DROP #2 - 115 Harrison Street - TRINITY-BELLWOODS, TORONTO

In mid-January, I posted this 3+1 bedroom, 4 bathroom, 2880 square foot house with a 1 car detached garage and another parking spot on a 16 x 137 foot lot at 115 Harrison Street in Trinity-Bellwoods in Toronto.

It came on the market 2 months after the detached 3+1 bedroom, 5 bathroom detached house with 2 parking spots on a 17 x 115 foot lot down the street at 140 Harrison Street came on the market…

It looked like this when it was listed in February 2019…

After a full renovation, it came on the market in November for $3,850,000. When I first posted it, it had just had its first price drop to $3,799,000.

The following day, this house at 115 Harrison that used to look like this...

Came on the market with a full renovation. Its listing price was $3,439,000.

Both were good renovations with the house at 140 Harrison being detached and this one being a row house. But both were only 3 bedrooms above grade.

I wondered which would sell first but thought they would both need a price drop before they did.

As I suspected, at the beginning of February, I posted a price drop for this house to $3,300,000. Last week, I posted the second drop for 140 Harrison to $3,769,000.

I wondered for both house if that would be enough.

Well, both are still on the market and this house has just had its second price drop…

To $2,953,000.

Wonder if we are going to see a 3rd drop for 140 Harrison soon.
