Welcome to September! I hope everyone had a good summer.

After a few days off here and there at the beginning of summer, what was supposed to be only a couple of days turned into a couple of months. My apologies for no updates in the meantime.

But I assume we have all been watching the market and is it just me or have the listings been pretty underwhelming? It looks like things are starting to pick up a bit though. A bit.

The first house into this fall market that I have decided to post is this 4+1 bedroom, 4 bathroom house with 2 parking spots on a 35 x 120 foot lot at 28 Highgate Road in The Kingsway in Toronto.

According to the listing, it was renovated in 2022 but there is no indication of a sale around that time. So, this may have been a private sale or someone renovated and then decided they wanted to move a year later.

It is a good renovation and the layout works well for a family. If the closet beside the first floor bathroom isn’t big enough, the office space beside it could be used as a mud room for things like hockey bags and stuff (assuming you can add ventilation).

The kitchen is large with lots of storage. I just can’t figure out where that stainless steel shelf goes when you shut the cabinet door. There is a family room with lots of light and a breakfast area.

Upstairs, the rooms are a good size with large bathrooms. The basement has been ‘fixed up’ but not renovated like the rest of the house which is too bad but it still shoes well though slightly dated.

And the backyard. Not loving the pea gravel but that could be changed. Plus, it is a fairly large lot with lots of sun.

Overall, it is a great family house for the most part in a great location.

It is listed at $2,899,000. I think it could sell for more but will be watching to see if it gives any indication of where the market will be going this fall.
