PRICE DROP #9 - 360 Walmer Road - CASA LOMA
This house has been listed for almost 2 years.
It's a 4+1 bedroom, 5 bathroom new build on a 25 x 174.75 foot lot at 360 Walmer Road in Casa Loma.
It used to look like this...
It was listed in January 2012 for $1,199,000.
It was listed 11 months later for $3,249,000.
Considering there was no proper dining room, only the kitchen island...
And the master bathroom toilet overlooked the street...
I thought that the asking price was kind of crazy.
It didn't sell and the price was dropped two months later to $3,299,000.
Two weeks later, another house at 341 Belsize Drive that was basically the exact same as this house came on the market...
Then this house saw another price drop to $2,899,000. I thought it was still too high.
Another month later and it was dropped to $2,699,000...
And again to $2,599,000.
Then another Grey House came on the market at 355 Briar Hill Road...
And another Grey House at 26 Harwood Road also had a price drop...
Then this house had another price drop to $2,499,00...
And AGAIN to $2,495,000!
Then in January, it was on the market again at a price increase to $2,895,000.
I couldn't figure it out, but it turns out they did an addition to create a proper dining area and living room/family room...
Which I figured out when the price was dropped in July to $2,788,000.
In September, the house at 355 Briar Hill sold for the second time in 2 years!
Annnnd a month later this house had another price drop to $2,549,000.
It has now had another drop...
To $2,495,000.
