51 Welland Avenue - MOORE PARK, TORONTO (8 Comments)
This is a 4+1 bedroom, 5 bathroom house on a 37.5 x 150 foot lot at 51 Welland Avenue in Moore Park in Toronto.
It's a great house and it is not the first time I am posting it.
When the asking price was $1,095,000.
It was torn down and replaced with this house that came on the market 2 years later for $3,295,000.
At the time, I thought it was a great house but that back deck was an accident waiting to happen...
And it looks like the people who bought this house then agreed because they replaced that deck with this...
Which is sooooo much better.
The furniture is also soooo much better (pretty sure a lot of it is staging but still) and I really like the Voyage Immobile sofas with Farniente collection upholstery by Roche Dubois in the basement...
Like the ones in the house at 1575 Dundas Street West in Little Portugal...
In 2014, this house sold after 2 days.
Four years later, with a new deck, this house was back on the market for $4,200,000.
Again, it sold in 2 days...
For WAAAY over asking.
But it does work out to about a 10% annual gain from the last asking price so maybe not so crazy.
