AND IT WENT FOR - 31 Maclennan Avenue - ROSEDALE, TORONTO

In November, I posted this 4+1 bedroom, 5 bathroom house with 1 garage and 3 parking spots on a 40 x 100 foot lot at 31 Maclennan Avenue in Rosedale in Toronto.

It was a house that looked like this when it was last listed in 2014…

It was listed for $1,595,000 and sold for $1,600,000.

New floors, a new kitchen, a new bannister, a new yards, and six years later…

It was listed in October for $4,200,000.

When I posted it in November, the price was down to To $4,095,000.

It still seemed high to me but considering the neighbour at 25 Maclennan Avenue…

That I thought was WAY overpriced at $4,650,000 and was probably more of a $3.5 million house actually sold for asking in 2018…

Maybe this would sell for that asking.

It didn’t and 2 price drops later, it was down to $3,795,000.

Then a little over a month later with no sale of this house, the neighbour at 27 Maclennan Avenue…

That was priced at $3,695,000 sold for $3,800,000.

Considering it was a slightly bigger house, I thought this house was going to have another price drop. It looks like they didn’t drop it but they did except a lower offer because this house has finally sold…

For $3,700,000.
