SOLD - 27 Maclennan Avenue - ROSEDALE, TORONTO
This is a 5+1 bedroom, 5 bathroom house with a 1 car detached garage and 3 parking spots on a 39.99 x 100 foot lot at 27 MacLennan Avenue in Rosedale in Toronto.
It is a house that used to look like this when it was last listed in 2015…
It is also the neighbour to the house at 25 Maclennan Avenue that was listed in 2014…
It was listed then for $2,795,000 and eventually sold for $2,150,000.
A year later, this house sold for $2,125,413.
In the meantime, the house at 25 Maclennan was renovated with the garage being turned into this…
It came back on the market in 2018 for $4,650,000 and to my surprise as I thought it was more of a $3.5 house, it sold for asking.
Then, in October of 2020, a neighbour 2 doors north of this house at 31 Maclennan Avenue…
Came on the market for $4,200,000. It had last been listed in 2014 for $1,595,000 and sold for $1,600,000.
Since then, they had painted the outside, landscaped the front and back yards, replaced the floors on the main and second floor with light, white oak, replaced the wooden bannister with a black, iron bannister, and opened and replaced the kitchen.
It came on the market in October when the asking price was $4,200,000. When I posted it in November, the price was down to $3,995,000. It didn’t sell and, in December, the price was dropped to $3,795,000.
On Monday, this house that is bigger than the other 2 houses, but has had no changes that I can see on the inside other than some built-ins and landscaping in the back and front yard with the addition of a new deck, came on the market for $3,695,000.
It was on the market for 2 days and sold…
For $3,800,000.
Is it that sunroom at 31 Maclennan holding people back because otherwise it is a good house? Or maybe it’s the price? Or maybe it’s the price given the sunroom. Either way, I suspect a price drop for that house soon.
