13 Bowden Street - RIVERDALE
The front of this house reminds me a LOT of the party house at 15 Beech Avenue in the Beaches. It's the dark paint, the fence and railing, the corner lot....
So, this 5+1 bedroom, 5 bathroom house is on a 31 x 100 foot corner lot. Which means that a large portion of that yard is owned by the city, something I learned after posting the Roncesvalles corner house at 104 Fuller.
But of the 3 houses, I like the reno of this one the best. It updates the house but doesn't look like a new build. It was last listed in April 2011 for $999,000.
I like the glass wall at the front door though I am sure a lot of you don't. I also really like the wall separating the living room and dining room that makes it still feel open. And I love all the windows (which all have custom blinds, big plus)!
I like the bathrooms, I like the floors, I like the deck and the yard, the three car parking...I don't like the court jester colouring of the bedroom but that wallpaper can be changed.
I am just not sure this is a $2,094,000 house.
I could see $1,650,000, maybe even $1,725,000.
But not $2.1.
I forgot to mention, I love that front porch too.
