42 Delaware Avenue - DUFFERIN GROVE
'Dorothy, Dorothy, where are you!?!'
(at 2:08 in the video below)
The Wizard of Oz was the first thing I thought of when I saw that light thing on the stairs.
I just saw the image of Dorothy talking to Auntie Em in that ball thing.
That thing can't be original!!! Where does one buy a light like that!?!
And from the reviews of this bed and breakfast on TripAdvisor.ca, this place was as welcoming as the Wicked Witch of the West's castle.
This B&B is called the Ashleigh Heritage Home and though the house looks like it could be beautiful, it has clearly seen a lot of wear and tear.
It is listed as having 4 bedrooms in 4,400 square feet of space. It sits on a 45 x 137 foot lot and has it's own private drive.
The price is $1,950,000.
This is going to be a tough sell.
There is a lot of potential in this house but if it is officially a heritage house, there might be some roadblocks in restoring it.
Considering that the recently renovated house at 250 Rusholme Road sold for $2,250,000 in May, this is just priced way too high. It needs a ton of work.
This could be a great opportunity to turn this into a detached owner occupied duplex, along the lines of the semis at 659 Dovercourt and 661 Dovercourt but with a bigger backyard and more parking. And kitchens that just make more sense.
Or something along the lines of the duplex at 420 Gladstone that could use some work but is still move in ready and sold for $1,200,000.
Even though this house is large and has a lot of character, it needs A LOT of work.
I think this house would be better priced at $1,450,000, maybe $1,550,000.
And that green of the trim on the outside....
