RELIST/PRICE DROP - 138 Lyndhurst Avenue - CASA LOMA

This house was first listed in May 2012.

It is 6+1 bedrooms, 5 bathrooms on a 60 x 187 foot lot and though I don't love the kitchen and parts of the house need work, this is a move right in house.

It was listed at $2,900,000.  I pointed out that if this house were located a few blocks east in Forest Hill, it would be listed at $4,300,000.

Two days later, they increased the price to $3,100,000.  Usually price increases confuse me but this time I thought perhaps they raised it to get the attention of those looking at the $3 million plus market.

Guess it didn't work because by October, it was listed again at a price drop.  The new price was $2,890,000.

Well, it looks like that didn't work either because this house has been relisted.  The new price is...

$2,890,000.

The same price as it was in October, and only $10,000 less than the original price.

I have no idea why this place isn't selling.  

It is a beautiful house and the price is right.  

If the house at 18 Wells Hill sold for $2,140,000...

This is definitely worth $750,000 more.

And even though it isn't the same style, if the house around the corner at 360 Walmer sells first at $3,249,000........I just won't know what to say.
