PRICE DROP #2 - 78 Madison Avenue - ANNEX

This house has been listed since October.

It was listed within a week of a very similar house at 82 Madison Avenue.  82 Madison is a 4 bedroom, 7 bathroom house with an elevator, a gym, a media room, a wine cellar....and the asking price was $4,300,000.

A week after it was listed and the day that 78 Madison was listed, the dropped the price of 82 to $3,950,000.

This house at 78 came on the market at $3,795,000.

It is 4+1 bedrooms, 5 bathrooms on a 33.33 x 127 foot lot.  And for me, this is the clear winner.

I thought it was overpriced but it would sell first.  Though I am not certain, I am pretty sure 82 hasn't sold.

And neither has this house.

Actually, this house dropped their price in January to $3,495,000.

It was still overpriced but was definitely putting up a fight.  It didn't sell and the price has been dropped again...

To $3,195,000.

This is definitely going to get more interest........but I wonder if 82 is going to come back on soon at $3,450,000!
