PRICE DROP - 25 Rathnelly Avenue - RATHNELLY
Your taxes are done, your pompom garland is made....
So....what's holding you back from buying this 3 bedroom, 4 bathroom semi on a 20 x 110 foot lot in Rathnelly?
Oh right! It's the price.
This house is AMAZING. I love everything about it (with a little more colour).
The only problem is that it is only 3 bedrooms but it has a parking spot. A BIG plus in this neighbourhood.
The original price was $1,679,000. Even though I loved the house, I thought that would be a tough sell.
And it has been.
The price was just dropped...
To $1,599,000.
Okay....I still love this house, but it is still too high.
If you were looking in this price range, would you be more inclined to buy this 3 bedroom....
Or the darker, 4 bedroom detached at 744 Logan Avenue in Riverdale that sold for $1,574,400.
You can argue that one neighbourhood is better than the other but you can't argue that Riverdale pricing has become close to Summerhill/Rathnelly pricing.
So......$1.574 for a 4 bedroom detached with 2 car parking....
Or $1.599 for a brighter 3 bedroom semi with 2 car parking.
Not to mention the designer's own detached 3 bedroom down the street at 6 Rathnelly that recently sold for $1,445,000 (but it didn't have parking)!
Though I love this house, it is going to have to come down more.
