68 Astley Avenue - ROSEDALE
This house is in a fancy location (being Rosedale) across the street from the house at 61 Astley Avenue that is/was owned by the co-writer of 'Wrecking Ball' and just sold for $2,225,000....
But this house is not in the same lot and has to be a flip even though it doesn't look like one on the inside.
I can't find the most recent listing but it was within the past year or so.
And I am pretty sure it sat for a while and eventually sold somewhere around $1 million (correct me if I am wrong).
It was kind of a mess but it has had a recent exterior paint job. Some things have been done on the inside too like bathrooms and kitchens and probably a lot more, but there is kitty litter happening, slip covers that end up on the couches un-ironed lying on the basement floor....
And what is up the Saran Wrap over the fireplace...
Not to mention THIS being one of the '+2 bedrooms'....

This house is listed at $1,899,000.
When there is no proper yard, and you are spinning a storage room into a bedroom....
That price is going to be hard.
It reminds me of the house at 354 Ingelwood Drive that sold for $1,900,000 in July 2012.
Though I love the front door, I just don't get the same feel here.
At first, my thoughts are $1,325,000, maybe even $1,425,000.
Maybe.
If this goes for $1,625,000, I will be shocked.
