This is a 2 bedroom, 1 bathroom house on a 35 x 74 foot lot at 7 Allen Avenue just north of Dundas and east of Broadview.

It is located down the street from the 3 bedroom, 2 bathroom renovated row house at 79 Allen Avenue on a 15 x 104 foot lot that was listed in May for $699,000 and ended up selling for $750,000.

This house is not renovated and the listing actually says 'No Interior Showings'. 

So....it's a wide lot in a fairly high demand area that is being sold for the property alone.

Sure, compared to the semis on the 41.5 x 150 lot at 102 and 104 Ulster Street in the South Annex that were originally listed at $6,500,000 and have now been dropped to $4,990,000, the asking price for this house seems like a bargain.

But it's still not going to sell for the $1,195,000 asking price.

Not even close.

Unless the cars come with it...
