207 Logan Avenue - LESLIEVILLE (UPDATE)
Yesterday, in a comment posted on the house at 42 Bloomfield Avenue in Greenwood-Coxwell that sold the day before I posted it for $880.000...
A reader suggested I check out this 3+1 bedroom, 3 bathroom house with a garage on a 14.83 x 129 foot lot at 207 Logan Avenue.
I did, and I really, really like it.
The floors aren't my favourite and remind me of the floors (though these are birch) at 66 Hallam Street in Dovercourt Park that recently sold for $740,000...
But I like everything else about it.
Inside, the first floor reminds me of the semi at 131 Morse Street...
That sold for $871,150 in May 2012.
But though Morse also had Pellegrino and a Kitchen Aid mixer...
This house also has a Le Creuset.
From the floor plans, you can see that it has a great layout with a master ensuite...
The only problem is.....baseboard heating (but there is an air conditioning unit on the second floor).
This house is listed at $834,000.
If the flipped row house at 16 De Grassi Street...
Could sell for $872,000...
There is no reason this house can't sell for the same or more.
I'm thinking it could go up to $945,000...
If that baseboard heating thing isn't an issue (which I think it will be).
UPDATE: Thanks to a reader for pointing out that this is an IKEA kitchen done by Carol Reed, a designer that I mentioned in the MASH newsletter about IKEA kitchens and how they are a good thing!
That reader just happened to know that there were 5 full posts on this house that was purchased by Reed in 2008 and fully gutted and renovated by her and her brother. Reed claimed in one of the posts that she moved her furniture it to sell, but never confirmed if she did or didn't.
SO...this could be her house. Or it couldn't.
Either way, nice IKEA kitchen. I like it.
