PRICE DROP #3 - 182A Moore Avenue - MOORE PARK
In August, I posted this 4+1 bedroom, 4 bathroom new build with a detached garage on a 25 x 144 foot lot at 182A Moore Avenue.
It was the mirror of another new build at 182B Moore Avenue and both sat on the lot that used to be this house...
That house was listed in November 2011 for $1,349,000. At the time I thought it was really expensive but I guess not any more.
This new build on half of the original lot was listed at $3,180,000.
And even though I thought that asking price was really high, considering the neighbour had already sold, then this price was probably similar to what 182B Moore had sold for.
But if that were the case, the person that did the 2 builds bought the lot for $1.4 million (assuming it sold at list) and were hoping to sell the 2 new builds for $6.4 million combined.
It didn't sell.
In November, I posted the price drop to $2,995,000.
A couple of weeks later, the price was dropped again to $2,598,000.
At that time, a reader commented that it looked like the neighbour at 182B Moore had sold for $1,760,000. I can't confirm that, but with the small backyards...
That makes more sense than $3.2 though I do think $1.8 would be a little low.
This house still hasn't sold and as of yesterday, the price has dropped again.
The new asking price for this house is...
$2,549,000.
If the neighbour at 182B did actually sell for $1,760,000...this is going to take a while.
