This is a 3 bedroom, 4 bathroom semi with 2 parking spots on a 19.83 x 118.67 foot lot at 34 Prust Avenue in the Greenwood-Coxwell neighbourhood.
It is a house that used to look like this 2 years ago...
Other than the fireplace that I feel doesn't really suit the floors and stairs, I really like this house. And it is a HUGE improvement.
It is located around the corner from the houses at 112 Ivy Avenue...
And 114 Ivy Avenue...
Like this house, those houses were flips and were also good. But this house feels bigger because it is on a slightly wider lot. And the ceilings are really high, especially in the basement.
The houses at 112 Ivy and 114 Ivy were listed respectively at $889,900 and $899,000.
In July 2013 112 Ivy sold for $912,000 and 114 Ivy sold for $959,000 in February 2014.
Three years later, this house is listed at $1,289,000 which is an annual 10% increase.
But this neighbourhood has gone up more than 10% so I'm thinking this will sell closer to $1,550,000...maybe more.
