AND IT WENT FOR - 30 Gibson Avenue - SUMMERHILL
At the end of February, I posted this 3+1 bedroom (the listing initially said 4), 5 bathroom semi/row house with 1 parking spot on an 18.5 x 88.41 foot lot at 30 Gibson Avenue in Summerhill.
It was the flip of a house that I first posted in February 2015 when it looked like this...
The asking price was $1,395,000. It sold for $1,586,000.
By August 2015, it was on the market again with no changes and an asking price of $1,795,000. By November 2015, it was down to $1,779,000 and I think it sold around asking.
A year and a half later, it had been fully flipped and was back on the market for $2,780,000.
Considering the house across the street at 3 Gibson Avenue had just sold for $2,755,000...
That price wasn't so unreasonable.
But when I posted this house, it had already been on the market for a few weeks. And it felt smaller than 3 Gibson. And it probably wasn't going to appeal to as many people with the more distinct style. I thought it would have a price drop.
Three days after I posted it, the price was dropped to $2,749,000. And I didn't think the 1% drop would do much.
But 4 days ago, it finally sold...
For $2,649,000.
