In 2012, I posted a beautiful old home in Rosedale on a 54.75 x 118 foot south facing lot at 131 South Drive.

It looked like this...

And it had HUGE potential.

The asking price was $1,950,000 which I thought was a bargain.  I said...

If 50 Elm sold for $4,995,000, then this house at this price with another $2,000,000 put into it could easily sell for the same.

I just hope that who ever buys this house renovates it with lots of care and with the intention of being there for a long time.  

If it's done right, who knows...maybe it could even be worth close to what the 2 Castle Frank house sold for....$6,600,000!!!

I thought it would sell for $2,750,000 before renovations.  It sold for $2,080,000...a BARGAIN!  It is now back on the market as a flip*.

It is now a 5+1 bedroom, 6 bathroom house and was designed by Lorne Rose Design, the same people behind the house at 4 Wychwood Park...

And I'm guessing the house at 107 Old Forest Hill Road...

And it was built by JTF Homes.

For the most part, I like it.  It's not what I envisioned but they have done a good job.  It does feel a little new build-ish with all the panelling and moulding on the ceilings not to mention some of the colours.  But with some different paint and less stagey furniture, this could be a really great house.

I'm just not sure what to do with this...

In 2012, I thought that if done right, this house could be worth $6,600,000.

For the most part, I would say this was done well for the house.  It is now listed at $6,578,000.

Considering the house around the corner at 181 Crescent Road...

That was initially listed a a year ago for $5,875,000 and sold for $5,200,000...

And considering the backyard of this house seems to be ALL deck...

(Ummm...what is that!?!)

This might be a little high.
