In mid-November, I posted this 3+1 bedroom, 2 bathroom semi with 2 parking spots on a 15.35 x 102 foot lot at 70 Salisbury Avenue in Cabbagetown in Toronto.

It was last listed in 2016 for $1,149,000 when it sold for asking.

Since then, the first floor has been opened up with a new kitchen (that I wasn’t loving) and new floors.

It was back on the market for $1,695,000.

Without changes and at a 7% annual compounded interest, the house would be worth $1,430,000 so the asking price was a little high to account for the work done.

Which may be why it sat for almost a month and sold under ask. This house just sold…

For $1,500,000.
