AND IT WENT FOR - 31 High Park Boulevard - RONCESVALLES, TORONTO

At the end of December, I posted this 4 bedroom, 4 bathroom house with a 2 car garage and 2 more spots on a 50 x 130 foot lot at 31 High Park Boulevard in Roncesvalles in Toronto.

It had last been listed in 2012 when the asking price was $1,399,900. It sold for $1,350,000 and has since been renovated and updated.

I thought it felt a little like the house at 35 High Park Boulevard that I posted in 2014…

I preferred the colours in that house but there was a similar feel and this was a good reno.

That house was listed at $2,365,000 and was being sold in conjunction with the city lot at 155 Indian Road for an extra $485,000. I’m not sure if it ever sold but a reader said it sold for $3,000,000.

After the reno, and 2 months before I posted it, this house was listed for $3,500,000.

It never sold and that 3 month contract ran out on January 17. It was relisted on January 24 for the same price.

It sold that day…

For $3,365,000.
