PRICE DROP #2 - 46 Herbert Avenue - BEACHES, TORONTO (1 Comment)

In October, I posted this 4+1 bedroom, 5 bathroom house on a 25 x 123 foot lot with 2 parking spots at 46 Herbert Avenue in the Beaches.

It was a house that I had first posted 3 years ago when the listing photo looked like this…

And it was a house that I really liked, including that static noise backsplash.

When I first posted it, the asking price was $2,099,000. It thought it would probably sell closer to $2,325,000. It sold for $2,060,000.

When it was listed again in October with few changes other than paint, the asking price was $2,588,000. I thought an annual compounded interest of 8% might be a little high for the Beaches.

And it looked like it was because this house had a price drop to $2,495,000 or a 6.5% increase.

Looks like that too was still high because this house has had another price drop…

To $2,299,999.

Or about a 3.5% increase. I don’t see why it won’t sell now.
