Two and a half years ago, I posted a 4+1 bedroom, 7 bathroom house on a 40 x 125 foot lot with a detached garage at 15 Gregory Avenue in Rosedale…
It was a recently renovated house with white oak floors, a good sized kitchen, and a lot of attention to detail. But when I posted it, it had already been on the market for a month…
Because it was listed at $5,795,000.
The price was dropped several times over the next year with the last price being $3,998,000. It never sold but was leased 2 months after the last price drop for $13,000/month.
While all that was happening, this house at 58 Whitehall Road that is kitty corner to the house at 15 Gregory was getting completely gutted and renovated with several additions done by JT Construction Solutions according to the streetview.
It used to be 3 bedrooms and 2 bathrooms on a 33 x 110 foot lot and looked like this…
It is now a 4+1 bedroom, 4 bathroom house with a detached garage and they did a great job.
It is sort of similar to the Gregory house with the white oak floors and finishes but if I had to choose between the 2, it would definitely be this one by far. It is open, bright, more modern, and overall, I prefer the finishes of this house.
But…
Like the Gregory house, I’m thinking this might be priced a bit too high. It isn’t a ridiculous price like the almost $6 million ask for the Gregory house…
But $4,195,000?
I don’t know.
Maybe if the backyard actually had a fence instead of a row of cedar trees?
