AND IT WENT FOR - 37 Grandview Avenue - RIVERDALE, TORONTO
At the end of 2019, I posted this 4+1 bedroom, 6 bathroom house with 2 parking spots on a 23 x 120 foot lot at 37 Grandview Avenue in Riverdale in Toronto.
It was a house I had posted in 2017 when it looked like this…
It was listed at $949,000 and sold for $1,301,800.
I’m not sure if it was a teardown or a rebuild but overall, it was a good house (though I was not a fan of the front at all). All the rooms were a good size with their own bathrooms and the basement had another bedroom with a large living area with a walkout to the backyard. But because of that walkout, there wasn’t a lot of green space. The backyard was all deck and concrete.
When I posted it in December 2019, it had already been on the market since October for $3,688,800. It was on the market for a month before the price was dropped to $2,990,000. When I posted it, the price is back up to $3,488,800.
It didn’t sell and was back on the market in March 2020 for the same price. Again, it didn’t sell and the price was dropped to $3,148,000.
About 3 weeks ago, they put the price up again to $3,399,000.
It finally sold earlier this week…
For $3,100,000.
