A few weeks ago, a reader sent in the sale for this 3 bedrooms and 4 bathrooms on a 25 x 100 foot lot at 39 Ferrier Avenue in Greektown.

And right away, I recognized the house. It was a house I posted years ago when it was listed for $1,079,000 and sold for $1,000,001.

I thought it was a good house that just needed some paint, inside and out. And maybe a new door and mailbox.

Well, in March it was back on the market…

And from what I can see, basically NOTHING has changed except for a bit of paint upstairs that looks basically the same and the red is gone from the basement with a change to the fireplace. There may be other changes but those are the only ones I can see. Oh, and a new deck.

The reader didn’t send it is because it was the nicest house on the street.

The reader send it in because it was listed at $1,800,000.

And it sold for $2,503,000.

Or an approximate CAGR of 11%. Which could explain why apparently all the neighbours are freaking out.

I wonder if the new owners will change the paint and maybe make some changes to the kitchen. New counter maybe?
