I am normally not into corner lots but there was something about this house that I loved. It was a 5 bedroom, 4 bathroom house on a 30.33 x 117 foot lot and I was obsessed with the floor plan…
It felt like there was a LOT of potential.
It was listed at $1,149,000 and sold for $1,243,000 in March 2014.
Two years later, it was back on the market as a 4+2 bedroom, 5 bathroom house (current listing says 5+1 bedroom) on a 30.33 x 117 foot lot after being flipped. It had been totally gutted and they removed a lot of the original character like the fireplace in the front hall but they did keep the original banister.
The staging furniture wasn’t great and, overall, it just really felt like a flip. I was underwhelmed.
It was listed at $3,400,000.
After a price drop to $3,147,000…
That I still thought was a little high, it finally sold after 3 months on the market for $2,850,000.
It’s now on the market again and it shows better than before but I still am not crazy about some aspects of it. But it is a good house and the wall paper (which seems to be the only change) gives it a more personality.
If this were priced at a 7% CAGR, the price now would be approximately $4,000,000.
The asking price is $4,099,000.
