40 Gibson Avenue - SUMMERHILL, TORONTO
Two days ago, I posted at house at 569 Euclid Avenue in Palmerston…
It had been on the market since April when it was first listed at $3,899,900. At the end of May, it was dropped to $3,695,000. It finally sold a little over a week ago for $3,505,000.
And I mention that house because as it turns out, this 3 bedroom, 4 bathroom semi with a 2 car garage on an 18.5 x 88.41 foot lot at 40 Gibson Avenue in Summerhill in Toronto was done by the same people that did that house.
The design was done by Nicholas Ancerl of Ancerl Studio in collaboration with Seven Seventy Park and Simon Maas of Pivot Build.
While I am not sure if Maas was part of the Euclid project as the company only started in 2020, Ancerl and Seven Seventy Park worked together on the homes at 116 Sorauren…
And 118 Sorauren…
And possibly the house at 108 Botfield Avenue as well…
I am not sure if the Sorauren houses ever sold but Botfield sold in 3 months for $3,000,000 after a price drop to $3,199,000 from the initial asking price of $3,399,000
And like those houses, this house has also been sitting for a bit.
Here is what this house looked like when it was on the market last spring…
The asking price was $1,995,000 and it sold for $2,245,000.
It has been completely renovated and like the other houses, this house is really well done with high end finishes.
But it seems like as with the other houses, this one may be priced too high because as of today, it has been on the market for over a month.
The asking price is…
$4,388,000.
Is that too high? I’m thinking…
