SOLD -19 Edgewood Crescent - ROSEDALE, TORONTO
When I posted the sale of the house at 32 Edgewood Crescent last week that I have posted several times over the years…
I noticed that there was another house on that street that I had posted in the past that was for sale at the same time and it was also a Sarah Richardson designed house.
It was the 3 bedroom, 3 bathroom house with a 1 car garage on a 27.82 x 145 foot lot at 19 Edgewood Crescent in Rosedale in Toronto.
The first time I posted it, the listing photo looked like this…
It was listed at $2,395,000. It sold for asking.
A year and a half later, it was back on the market with this listing photo…
The asking price that time was $2,699,000.
Both of those listings said this house was a 3+2 bedroom house on a 151.25 foot lot. While I can’t explain the lot size difference, I do understand why this listing says it is only a 3 bedroom house not a 3+2 bedroom house.
As I explained the first time I posted this, at the time, both of the +2 bedrooms had built-in desks and even if you removed them, there was no bathroom on that floor for them to access. So, it was nice to see this listing say it was a 3 bedroom only.
But $3,699,000 for a 3 bedroom? That seemed high to me.
And I guess I wasn’t alone because this house was on the market for 2 weeks but it eventually sold…
For $3,567,000.
