423 Clinton Street - SEATON VILLAGE, TORONTO

Last week, a reader sent in the listing for this 3+1 bedroom, 4 bathroom house with a detached 2 car garage on a 21 x 128.4 foot lot at 423 Clinton Street in Seaton Village.

It was a house that looked like this a year ago…

It was listed at $1,488,888 and it sold for $1,579,999.

It was then fully gutted and is now back on the market.

When I saw the photos, there was something very familiar about it but I couldn’t put my finger on it. But then I read the listing and it turns out the renovation was done by Ancerl Studio, the same people behind the houses at 116 Sorauren Avenue

108 Botfield Avenue

And 40 Gibson Avenue

(which eventually sold for $3,750,000 after initially being listed for $4,388,000.)

So, considering how many of their houses I have posted…

I am a little surprised that I didn’t figure it out especially considering those windows in the back of the house and the primary bedroom are basically in all the other houses.

This house definitely shows well and raising the ceiling heights on the second floor was a really good idea.

But $3,489,900?

It’s only 3 bedrooms but it is a good house. Still think that may be a little high though.

P.S. Forgot to mention, if you own the Botfield house, a reader emailed me to see how he could go about renting it out for 1 night with his wife. Soooooo, if you are interested…
