AND IT WENT FOR - 51 Bernard Avenue - ANNEX, TORONTO

Last week, I posted this 3+1 bedroom, 5 bathroom semi with 2 parking spots on a 30 x 100 foot lot at 51 Bernard Avenue in the Annex in Toronto.

It was a house that I had posted several times in the past.

The first time I posted it, the asking price was $3,079,000. It never sold and it was back on the market 2 years later for $3,300,000.

Again, it didn’t sell and it was back on the market another 2 years later for $3,325,000. This time, it sold for $3,352,500.

Two weeks ago, it came back on the market with no visible changes other than furniture. The asking price was $4,875,000.

While I thought that seemed like a lot for a 3 bedroom semi, it was only a 5.5 annual compounded interest increase.

And while this house has now sold, I guess that was still too much because this house sold under ask (but not by much)…

For $4,825,000.
