51 Bernard Avenue - ANNEX, TORONTO

This is a 3+1 bedroom, 5 bathroom semi with 2 parking spots on a 30 x 100 foot lot at 51 Bernard Avenue in the Annex in Toronto.

And if it looks familiar, it is because I have posted it several times before.

When I first posted it, the asking price was $3,079,000 after apparently selling the year before for $2,850,000.

I thought it would sell for maybe $2,950,000....$2,999,0000 tops. It didn’t sell and came back on the market 2 years later for $3,300,000.

Again, it didn’t sell and it was back on the market another 2 years later for $3,325,000.

That time, it did sell for $3,352,500.

Now, with no visible changes to the house although it still shows well, it is back on the market…

For $4,875,000.

While that seems like a big leap, it is actually only a 5.5 annual compounded increase.
