32 Belmont Street - YORKVILLE

This is a really good house.

It's bright, has good sized bedrooms, the bathrooms are updated, the basement is good, there is agarage, and it has a really good backyard (despite that pea gravel). 

There is something about the first floor that reminds me of the first floor at 219 Bain Avenue in Riverdale except this kitchen is much nicer.  That was a 4 bedrooms house and it sold for $1,265,000 in April 2013.

This is a 3 bedroom (currently set up as 2 bedrooms and a closet), 3 bathroom house on a 16.58 x 120 foot 'L' shaped lot with a garage at 32 Belmont Street in Yorkville.

It is located 2 doors down from the large house at 28 Belmont Street that sat for ages and eventually sold for $2,395,000 and a little farther away from the other house that sat for ages at 22 Belmont Avenue.

That house was a row house, it was a little tired, was only 2 bedrooms, the kitchen was in the basement, and I am not sure if it had parking.  But it definitely didn't have a garage.

It sold for $985,999 a month ago.

This house is listed at $1,149,000.

Considering that row house at 87 Summerhill Avenue that had a tiny backyard and no parking sold for $1,595,000, can this go higher than ask?  Well, I think that Summerhill price was kind of crazy, not to mention that this house is on a busier street (though some might say the location is better being sandwiched in between Yorkville and Summerhill).

For a family home, this location is a bit odd though not terrible.  But for a couple with no kids, it's perfect.

It is definitely not sitting like its neighbours.  And it is probably going over ask.  But by how much?

It's move in ready, it's a good size, it's bright...

It has that garage.

I think this will sell closer to $1,325,000...maybe even $1,349,000.
