AND IT WENT FOR - 64 Hilton Avenue - CASA LOMA

In February, I posted this 4 bedroom, 5 bathroom house on a 26.92 x 124.50 foot lot at 24 Hilton Avenue in Casa Loma.

It was a new build on a lot that used to be this house...

That house was listed in 2012 for $724,900.  It sold a couple of weeks later for $680,000.

A year and a half later, with no changes, this house was listed again...at a 46% increase...for $990,000.

A couple of weeks after that, the price was changed to $1,098,000...

Or a 61.5% increase in 2 years.

It didn't sell but was back on the market 6 months later again for $1,098,000.

A couple of weeks later, it was down to $948,000.  And by February, it was back up to $1,098,000.

By March 2015, the price was down again to $998,000.

At some point it must have sold and 2 years later it was back on the market as this new build.  The asking price was $2,890,000.

It was very much a new build but it was nice.  I just didn't really get the location or the fact that there wasn't a lot of yard for that price...

It didn't sell and the price was increased a month later to $3,290,000.

At the time, I said...

Either they wanted more or they have seen what is going on with the market the last month.

Well, it looks like both worked out because this house sold last week (thanks to a reader who pointed out)...

For $2,985,000.

Or $105,000 more than original ask and about $2 million more than they paid for the lot. 

Not bad.
