OMG! OMG! OMG!
This is a 5+1 bedroom, 6 bathroom house with 4 parking spots on a 37 x 132 foot lot at 78 Farnham Avenue in the Yonge and St. Clair neighbourhood in Toronto.
With a quick google, I realized this is a house that I posted in 2015 when it looked like this…
Ummm….
That was really nice.
It has now been totally gutted and inside and out and when I googled it, I found this video…
It’s a nice house if this is your style.
But did you catch it!?!
The photo on the second floor…
This is BY FAR the best one as it is not all grey and it doesn’t have the weird layout with the kitchen on the first floor and the living room on the second.
But there are some quirks like the fact that those windows in the ‘living room’ don’t look like they open to the backyard (actually, other than that bathroom on the second floor, are there any windows that open!?!). It seems like the only way to get to the backyard is through the mudroom…
That’s a BIG opportunity missed.
And maybe it’s just me but the first thing that I thought of when I saw the photos below was of the menswear store, Harry Rosen.
I don’t know how to explain it other than the dark wood accents, the windows, the floors. It just feels like there should be clothing lined up alone that kitchen wall instead of the kitchen…

And a shoe display along that tv wall instead of the tv...
Again, maybe it’s just me.
Or maybe it’s just not what I was expecting because, if this is your style, it’s a really good house (if the windows open).
When I posted this house in 2015, after a bunch of price changes, it was listed at $2,095,000. It eventually sold for $2,000,000.
The asking price now is $5,390,000 which seems like A LOT.
But considering 22 Cottingham Road ended up selling for $3,524,000 in 2017…
Maybe this price isn’t so crazy after all.
And speaking of clothes…
