AND IT WENT FOR - 46 Herbert Avenue - BEACHES, TORONTO
A little over 3 years ago, I posted this 4+1 bedroom, 5 bathroom house on a 25 x 123 foot lot with 2 parking spots at 46 Herbert Avenue in the Beaches.
It was a house that used to look like this…
I mentioned that it reminded me a lot of the house at 4 Lennox Street in Harbord Village...
According to the listing, it was designed by German architect Felix Leicher who also designed a semi at 34 Louvain Avenue in Leslieville that was the Globe and Mail Home of the Week in October 2015...
I am pretty sure he wasn’t the designer for the house at 4 Lennox Street but the wood cladding was similar as were the stairs. Here are the stairs of that house…

And like the Lennox house, I really liked this house.
It was listed at $2,099,000. I thought it would sell closer to $2,325,000. It sold for $2,060,000.
Three years later, it was back on the market with a new garage, new paint, and a new backyard. The asking price was $2,588,000 which was basically an 8% increase in compounded interest that I thought may be too high for the Beaches.
It didn’t sell and the price was dropped a few weeks later to $2,495,000.
Two weeks ago, I posted another price drop to $2,299,999.
But what I didn’t know is that not only did this have a price drop, it also had a new agent.
And when I posted it 4 days after that drop, it had already sold. According to the Toronto Life feature posted yesterday about it that I learned about on Instagram…
It also had a new marketing video called ‘Fur-Ever Herbert’…
And as I said, this house sold in 2 days so I guess it worked.
The selling price for this house was…
$2,430,000.
Or just under an increase of 6% in annual compounded interest. Sounds about right for the Beaches right now.
