AND IT WENT FOR - 171 Indian Road - RONCESVALLES, TORONTO

In May, I posted this 5+1 bedroom, 5 bathroom house with 2 parking spots on a 30.33 x 117 foot lot at 171 Indian Road in Roncesvalles in Toronto.

I first posted this house when it looked like this…

I was kind of obsessed with it because I felt like it had so much potential. It was listed at $1,149,000 and sold for $1,243,000 in March 2014.

Two years later, it was completely redone and back on the market as a 4+2 bedroom, 5 bathroom house with an asking price of $3,400,000.

While it was a good house, it wasn’t a very exciting reno so that price was pretty high. But it finally sold after 3 months on the market for $2,850,000.

Four years later, it was back on the market with few changes (that I could see) other than some wallpaper.

The asking price was $4,099,000.

If this house had increased by a compounded yearly interest of 7%, the asking price would be $4,000,000 so they weren’t far off (to be more precise, considering this sold in August in 2016 and this was listed in May, it would actually be closer to $3,930,000).

Two weeks after initially being listed, the price was dropped to $3,995,000.

It sold 3 days later…

For $3,915,000.
