163 Heath Street East - MOORE PARK
This 4+1 bedroom, 5 bathroom new build is located across the street from the flip at 160 Heath Street that had a lot of potential but didn't quite happen. I called the neighbourhood Deer Park then but it is really Moore Park. Or both. Really, I think it needs its own name.
This house is also located around the corner from the house at 29 Cornish that sold for $915,000 and will probably look like this house in a few years.

Surprisingly, there weren't a lot of trees surrounding this house originally which is strange in this neighbourhood. I guess it just gives this house more sun from the south facing lot.
The front yard looks a little like a vegetable garden now but that will grow in and look a lot better by next year.
The inside is a relief. It isn't an awful new build. It is quite a good new build actually. I don't know if I love the wall full of closets at the entrance. One or two would have been good but I guess it provides a LOT of storage.
I love the style of the staging. There isn't a lot of colour but the furniture suits the floors. I love the floors!
The kitchen and family room are big and bright but I can't decide if I like the cabinet height or not. I feel like a few more inches would have made the difference (isn't that what they always say?). It's also too bad they cheaped out on the back deck because there should be a better walk out from this space.
The rest of the house is done well but the bathrooms seem a little dark. Maybe it is just the pictures.
It's clearly not as large or done as the house at 190 Forest Hill that is now listed for $5,680,000 (it started at $6,495,000) but better than the awful new build at 18 Hillholm in Forest Hill that was listed for $4,295,000 but is no longer listed (not sure if it sold).
This house is listed at $2,495,000. That is $30,000 more than I thought the house at 405 Brunswick in the Annex would sell for. It was originally listed at $2,395,000 but the price was dropped to $2,295,000 in April. It is no longer listed. I am guessing it sold for $2,189,000 (UPDATE: this house is still on the market).
Do you think this house is priced right? It might be a bit high for this section of Moore Park but it is a pocket that is picking up steam. I could see this place selling for $2,095,000. It's still pretty high for the pocket though so it might be a tough sell.
I really wish the kitchen cabinets were just a titch taller.
Liking the Pellegrino, bowl of lemons, and the introduction of pasta as a staging prop!
