SOLD - 453 Euclid Avenue - PALMERSTON
This is a 3+1 bedroom, 3 bathroom semi with 2 parking spots on a 20.5 x 127 foot lot at 453 Euclid Avenue in Palmerston.
And the second I saw those beams, the staircase, and the red exposed brick...
I knew it was done by the Barn Door Flippers, the same people who flipped the house at 196 Grace Street that I posted in July 2012...
I didn't love it. It was initially listed at $1,549,000 and, after at least 4 price drops, it eventually sold for $1,210,000.
And they were behind the house at 138 Simpson Avenue that was listed in May 2013...
It was listed at $1,199,000. After at least one price drop, it sold for $1,075,000.
They were also behind the house at 65 Madison Avenue that was listed in September 2013...
It was listed at $2,390,000. I'm not sure how much it sold for.
And then there was the house at 455 Euclid Avenue...
Unlike the other Barn Door flips, I kind of liked this one. They add some white to the kitchen with the white island and the furniture made a huge difference (not sure if it was staged or if someone had been living there for a few years because from the looks of the street view, the reno was done by 2011.
It was listed at $1,985,000. It sold in 2 days for $2,025,000.
Now this house that is not attached but is located right beside the house at 455 Euclid Avenue was put on the market a little over a week ago.
And it is my favourite so far. I prefer the lighter floors and the kitchen is white with a concrete counter and no uppers. They still used barn doors for the closets which I don't love and there is a claw foot tub which I don't like at all.
But overall, this is a really good house (if you like exposed red brick). Thing is, there are only 3 bedrooms and one is a tiny one on the third floor with no bathroom.
The asking price was $1,849,000.
It sold in 6 days...
For $2,252,800.
Guess the bedroom situation wasn't an issue.
