It was one of the densification condos that was done by the Green Couch developers (not their real name). I had first posted it's mirror image that was a 3 bedroom, 3 bathroom condo with 1 parking spot at #B 110 Palmerston Avenue in Trinity-Bellwoods in 2015 when the asking price was $979,000 and before it was increased to $999,000. It sold for $985,000.
In mid-April, the one above that was exactly the same came on the market for $1,629,000. It sold for $1,665,000, or about a 16% increase.
What I didn’t realize was that this Green Couch condo, the first of these developments, had also gone on the market a week earlier.
It was also a 3 bedroom, 3 bathroom house and I first posted it in 2014 when the asking price was $1,259,000…
Which was interesting because its mirror image at 170A Markham Street had sold a few months earlier for $1,200,000. Two years later in 2016, it was back on the market for $1,327,000 but didn’t sell. Then it was on the market a year later in 2017 for $1,580,000 with this listing video…
It sold for $1,610,000.
This place sold for $1,230,000 in 2014.
At the beginning of April, it was back on the market for $2,100,000…
It sold for $1,900,000.
Or a 9% annual increase.
That seems like a lot of turnover…
But the prices are clearly staying strong for these units.
