25 Maclennan Avenue - ROSEDALE, TORONTO
What is going on here?
About 2 months ago, I posted the sales for the houses at 27 Maclennan Avenue…
And 31 Maclennan Avenue…
They were both recently listed and in all the posts for those houses, I mentioned this house at 25 Maclennan Avenue.
It was a house that I had initially posted when it was listed after being owned by Michelle Lloyd of Lloyd Ralphs Design, the design firm run by Lloyd and Christine Ralphs, both former v.p. of design at Club Monaco. It looked like this on the outside…
It was initially listed at $2,795,000 but as a 2+1 bedroom house, that was a little high and the price was dropped to $2,450,000. It eventually sold for $2,495,000.
It was then redone but stayed as a 2+1 bedroom house on a 40 x 100 foot lot and then put on the market again in 2018. And my reaction to the new price was…
The asking price was $4,650,000.
It was a good reno but it was still pretty good to begin with. And it was still only a 2+1 bedroom house.
It sold for asking.
Three years later, it is back on the market…
For $4,650,000 or the price it supposedly sold for 3 years ago.
Of course, I immediately compared the 2018 photos to the current photos and to no surprise, while a lot of the furniture and lighting has changed, the majority of the furniture is the same.
So, either they sold the furniture and the blankets and the current owners are happy to take a loss at the current asking price…
Or the 2018 sale never when through for whatever reason.
But given the sold prices of the other houses on the street recently, and considering they were 4 bedroom houses, not 2+1…
Is the price too high?
Maybe not if they throw in the furniture (again?).
