In August 2016, I posted a 4+1 bedroom, 4 bathroom new build with a detached garage on a 25 x 144 foot lot at 182A Moore Avenue...
It was the mirror of another new build at 182B Moore Avenue (the photo of this house above is from Google streetview because there is no exterior photo)...
And both sat on the lot that used to be this house...
That house was listed in November 2011 for $1,349,000 and, at the time, I thought that was REALLY expensive.
After being torn down and 2 houses being built in its place, the house at 182A was initially listed at $3,180,000. I thought it was really high but this house had recently sold so, considering they are mirror images of each other, I assumed it sold for around the same (but according to a reader, it apparently sold for $1.79 though I can't confirm).
If that were the case then this house was WAY overpriced.
In September 2016, it dropped its price to $2,995,000.
By November, the price was down to $2,598,000. And considering this was the backyard...
I still thought it was too high.
By January 2017, it was down to $2,549,000. I'm not certain, but it looks like it may have sold (not sure for how much).
In November 2017, this house was on the market for $2,599,000.
It has just had a price drop. The new price for this house is...
$2,449,000.
182A had to have sold around $2.5, right?
